Duality in comparative statics in rental housing markets with indivisibilities

چکیده
We present certain duality results on comparative statics on competitive rent vectors in the rental housing market model. In the model, apartments as indivisible goods are classified into a finite number of categories, and are traded for one composite commodity. Our concern is about certain general properties of the behavior of rents with parameter changes. In particular, the rent changes are intimately related to the boundary income changes of the categories of apartments. Both changes are endogenously determined in equilibrium. We will show that these changes exhibit nice dual structures. We will also apply our model and comparative statics to a rental housing market in the Tokyo metropolitan area. 2005 Elsevier Inc. Effects of Quality Changes in Rental Housing Markets
This paper presents a comparative statics result on a rental housing market. The relationship between the qualities of apartments and their rents is investigated. Our comparative statics considers rent changes when an improvement occurs in a local area of the market. We show that rents go up locally in response to the improvement, but rents go down in the inner area of the city. To show the dis...
متن کاملAn Equilibrium-Econometric Analysis of Rental Housing Markets with Indivisibilities∗
We develop an equilibrium-econometric analysis in the context of rental housing markets with indivisibilities. The theory provides some bridge between a (competitive) market equilibrium theory and a statistical/econometric analysis. First, we develop this theory: The listing service of apartments, which we call the housing magazine, provides the information to both households (and landlords) an...
متن کاملStrategy-Proofness and the Strict Core in a Market with Indivisibilities 1
" We show that, in markets with indivisibilities (typified by the Shapley-Scarf housing market), the strict core mechanism is categorically determined by three assumptions: individual rationality, Pareto optimality and strategy-proofness.
متن کاملComparative Statics in Markets for Indivisible Goods
This paper builds upon Caplin and Leahy [2010], which introduced a new mathematical apparatus for understanding NTU allocation markets, as such covering the housing market and other markets for large indivisible goods. In the current paper we complete the study of comparative statics initiated therein. We introduce homotopy methods to characterize how equilibrium changes in response to arbitrar...
متن کاملConstant Quality Rent Indexes for Affordable Housing
This paper develops and applies a method for producing constant quality rent indexes and inflation estimates for different segments of the rental housing stock. In each of the five contrasting metropolitan areas, rent inflation since the late 1980s is found to have varied by market segment. In some metro areas, rental prices have risen most rapidly in the bottom third of the rent distribution, ...
